How a whole home job runs
Every one of these is a place other projects lose weeks, and none of them are visible in a finished-photo gallery.
Houses built here through the eighties and nineties walled the kitchen off from everything else. Taking that wall out is what actually changes how the house feels, and it is structural: a header, a permit, a framing inspection.
San Antonio sits on expansive clay. It swells when it rains and shrinks when it does not, and our rainfall swings hard between the two. That is why doors stick, tile cracks, floors run out of level and gaps open at the trim in houses here. That matters when you are altering load paths, and it is why this work belongs with a licensed contractor.
Structural work is permitted through the City of San Antonio. Expect a framing inspection, mechanical, electrical and plumbing rough-in inspections, and a final. For a load-bearing change the inspector may require an engineer’s report at framing, which is a decision made in the field.
Permits run six months and extend while work is progressing. We pull them rather than asking you to.
